The rooms are good but ridiculously overpriced at Rs. 6000 per night. There is no room service, no TV and the wash basin in the bathroom was leaking. There is no proper reception area or waiting area. I checked in early and was asked to sleep in the restaurant where all the kitchen staff sleeps on the floor. The mattresses were stinking so I do not recommend relying on the so-called 'common waiting area'. Location is good as it's 10 minutes away from Virupaksha temple and Lotus temple and just 15 minutes from Hospet Bus Station.
